Village at Tetonia

Located at the foothills of the majestic Teton Mountains, in the town of Tetonia, Idaho; GSH studio designed a Master Plan for an 8-acre site that envisions a pedestrian oriented community marketed for a much-needed blue collar workforce in the region, that recaptures the traditional old towns' values and integrates it seamlessly with the existing town.

Tetonia was established as an agricultural town in the late 19th century, following the arrival of the Union Pacific railroad to the Teton Valley (today’s Ashton- Tetonia rails to trails bike path). Tetonia is located about 50 miles northeast of Idaho Falls and 41 miles (about 1 hour by car) northwest of renowned tourist destination Jackson Hole, WY, and its nearby ski resorts and National Parks. High-end real estate prices of the region have pushed affordable housing developments to cities up north ID-33 Scenic Byway. Tetonia’s population was 311 at the 2021 census (recovering from 176 in the 1970 Census), showing that the town is still in its early stages of growth and succession (evolution), preserving its rural inaugural character. A project of this magnitude -even though small for development standards in other places- will have a tremendous regional impact and specifically in the community of Tetonia.

It is important to remark the existing beauty of the landscape, from the pristine natural preserved Great Teton National Park mountains, to the rural valley and the little human intervention; particularly the absence of conventional suburban developments that would have been corrupted the "Natural-Cultural Ecological Unity" present today.

The strategic location of the site on South Main Street allows it to be part of the existing town's community from day one, with the Church and Tetonia Elementary School right across the street and all shops within walking distance. Therefore, the urban design and streetscape facilitate and encourage those pedestrian connections.

Also, the site location and its size enable a natural expansion of the town to the south. The zoning already allows an estimated 96 residential units’ program with a commercial area at the corner South Main Street, which connects with the Church and School through a Market Plaza, a town meeting open place that lacks the town. Market Plaza replicates scale and meaning of the attached central green of city of Stowe, Vermont. The project revolves around a central green plaza (the neighbor’s gathering place), with public green corridors, and community garden, creating a productive and recreational rural environment. The project has the potential to be the most animated and livable place of the town, all with striking views to the Teton Mountains. Furthermore, the project has the potential to become a model of growth and enhancement for Tetonia and the region.
