PPK – 1ST PHASE
Sea of Cortez, Sonora, Mexico

Project Overview
Punta Península Kino is a resort town master plan on a narrow peninsula between the Sea of Cortez, a UNESCO World Heritage marine region, and the protected Estero Santa Cruz (Laguna La Cruz) in Bahía de Kino, Mexico. A 9-meter-high consolidated dune defines the site, shaping orientation, movement, and the relationship between built form and natural systems.
The project is conceived as an integrated spatial system of pedestrian paths, open spaces, and strategically placed buildings, creating a unique walkable coastal environment that enhances community interactions while maintaining visual corridors, cross-ventilation, and seamless connections between ocean and wetland. Urban form is regulated through proportioned massing, height modulation, and calibrated setbacks, while distributed volumes reduce visual congestion and maintain a cohesive framework.
Urban design, architecture, and landscape operate as a single system, delivering curated architectural diversity, ecological continuity, and an immersive coastal experience. Amenities are woven into the urban fabric, forming a continuous sequence of spaces that link architecture, landscape, and water.

For Developers
The master plan provides a phased, performance-driven framework aligned with long-term value:
• Strategic building placement preserves views, airflow, and spatial quality
• Flexible parcelization supports diverse product types and market absorption
• Integrated infrastructure and public realm ensure consistency
• Architectural guidelines maintain coherence while allowing differentiation
Each phase reinforces spatial identity, market positioning, and long-term asset performance, balancing design excellence with ecological and operational considerations.
